Transportation

Kamothe is located on the outskirts of Mumbai. It lies in what is commonly regarded as the Konkan part of Maharashtra and fall in Raigad District.
Railway: Kamothe has two railway stations (Mansarovar and Khandeshwar) that lie on the Harbour Railway Line, a part of Mumbai suburban railway system. Mansarovar Rly. station was inaugurated in 2008, Khandeshwar is old one. It takes 65 minutes from Mumbai CST(छत्रपति शिवाजी टर्मिनस) for a local to reach Mansarovar and 70 minutes to Khandeswar. Mansarovar is the 3rd station from Belapur CBD and Panvel. This station will cater for three corridors as under:
Operating Corridor: CST - Panvel, third station from Belapur & Panvel.
Proposed Corridor (As Terminus): Mansarovar - Taloja
Proposed Corridor: Railway ring route
No. of Platforms: 7 nos. (5 Island + 2 End) for double discharge facility
Road: Roads here are very well developed. The new wide road that connects Mansarovar and Khandeshwar Railway Stations has become operational. Autorickshaws provide the primary means of personal local transportation. They ply from Mansarovar Railway Station to the NH-4 Highway(Mumbai-Pune). These Rickshaws also serve share-rickshaw facility. The fares are reasonable if one travels in a share-rickshaw.
The orange NMMT(Navi Mumbai Municipal Transport) public buses and State Transport public buses serve as a much cheaper means of transportation over a long distance to various nodes through New Mumbai. Buses starting from Panvel halt at Kamothe bus stop on the Highway allowing passengers direct and fast passage to destinations across Mumbai, Thane and Navi Mumbai. A bus terminus is coming up near Mansarovar railway station.
BEST Bus #503 plies between Kalamboli and Sion and has a stop for Kamothe at Highway. There is also another bus route of BEST which has an AC bus #AS 503 which plies between Kalamboli and Wadala Bus Depot in Mumbai. This AC bus has a frequency of 25 minutes with the first bus starting at 08:25 AM.
Navi Mumbai Metro Railway (PROPOSED): The first phase of Navi Mumbai Metro Railway(Proposed) is likely to be operational in later half of 2011-20 decade. Kamothe will have its metro station in Sector-10.

Price of properties in Kamothe raised by Rs.500 after Airport aproval

Growing by leaps and bounds, Kamothe has rapidly emerged as the next residential destination in Mumbai. Often addressed as Mansarovar, Kamothe located on the Harbour line has created a niche of its own in the Mumbai real estate market, and that too in a relatively short span of time.
Kamothe started developing as a node secondary to Kharghar, but gaining increased attention it has now earned the reputation of a distinct self-contained entity. This sought after residential address is located adjacent to CBD (Central Business District) of Belapur with Khargar surrounding it from North & N. East. Tajola MIDC is positioned on the east of Kamothe with Kalamboli lying on the south-east and Panvel towards the South. The rate at which Kamothe has transformed into a promising residential address has been surprising. Kamothe is enjoying the ‘affordable homes’ attention it is receiving from the home buyers and has already housed a number of people considering the price advantage.
The electrifying development of Kamothe can also be attributed to its strategic location between the suburbs of Kharghar and Khandeshwar. Thus, it offers a high degree of untapped real estate potential which has been rightly cashed-in by the real estate developers. The Nodal agency Cidco has ascertained that Kamothe is well-planned and advancing in the right direction. The upcoming Navi Mumbai airport will be in close proximity to Kamothe which will further add to its location advantage and also invite more investment-purpose buyers resulting in a price hike at a later stage. The basic infrastructure in this node of Navi Mumbai has also been put together by Cidco. The node is fast becoming a favorite among the middle and the lower middle class. Most of the residential projects based here are offering 1, 2 or 3 BHK apartments.
Budget housing, above all, has been the most instrumental in the stupendous growth of Kamothe as a residential sector. Plenty of land is available for development as the area is in the budding stages of development. Kamothe as a suburb offers reasonably priced residential properties that drive the demand. Most of the completed residential projects are booked to an extent of nearly 80 percent. At present, Cidco has started developing Sector 27 while several others are in the pipeline. Thus, the residential projects in Kamothe are fast increasing in number seeing the more-than-positive response of the property buyers. Though the basic infrastructure is right in place, the supporting infrastructure for education or refreshment purpose like schools, universities, entertainment and shopping centers, etc. will take some time. This should not be seen as a drawback because Kamothe is in close proximity to Kharghar and that makes up for the absence of all such facilities.
However, a start has been made in this direction as well with several eateries and hang-out spots finding their way in Kamothe. As per the observation, there has been a phenomenal increase in the number of people relocating to Kamothe and the speed with which this has happened is more alarming. The rail and road network is already in place with the Mansarovar Station connected to the Harbour line and highway connected to the road. The infrastructure has to be strengthened further seeing the growing population. The bus network has to be developed at a faster rate for convenient travel to the internal parts of the city.
Currently, the residential properties in Kamothe are priced at an economical range varying only with specific location. Kamothe is drawing more and more prospective buyers as it is a cheaper alternative when compared to Kharghar for the budget-conscious middle segment of the society.
